Improving value through targeted approaches

We focus on identifying value leakage and inefficiencies across the end‑to‑end maintenance and reliability process, and on improving performance where it makes the most sense right now. By applying incremental changes targeted at specific value drivers, organizations can achieve immediate and measurable improvements with minimal cost and disruption.

We use practical tools, templates, and approaches that reduce the burden on subject‑matter experts and enable rapid development and deployment of program elements, without reliance on slow, traditional, labor‑intensive methods.

The basics first

Reliability isn’t built from initiatives — it grows from strong foundations.

Effective maintenance and reliability programs are grounded in fundamentals:

  • Processes aligned to business outcomes

  • Practical reliability‑based system configuration

  • Contextual training and capability development

  • Complete, consistent, and reliable asset information

These elements form the foundation required for maintenance and reliability programs to be effective, sustainable, and capable of long-term improvement.

As AI‑enabled maintenance and reliability becomes more prevalent, the importance of these foundations—particularly asset data quality—has increased further. AI systems are inherently dependent on the data they consume; garbage‑in‑garbage‑out has never been more true.

When asset information is incomplete, inconsistent, or unreliable, AI cannot make sound decisions. Worse, it can obscure underlying data quality issues and generate flawed outputs with high apparent confidence, masking uncertainty and reinforcing incorrect assumptions. Even without AI, poor data leads to poor decisions.

Advanced reliability

Advanced reliability builds on strong foundational asset data, together with historical maintenance, repair, and operational information, to improve asset reliability and availability.

This includes the use of tailored dashboards aligned with effective key performance indicators, advanced reliability analyses, and AI‑enabled tools that enhance decision‑making and automate traditionally manual processes.

Our Philosophy

Asset Maintenance and Reliability Consulting

Pine Reliability provides independent maintenance and reliability consulting and subject‑matter advisory to asset‑intensive organizations, supporting the development and execution of effective maintenance and reliability programs. Our work focuses on practical, standards‑based approaches that improve performance, manage risk, and support sound operational decisions.

Our Services

Program Analysis

Using ISO 55000 guidance, we work with you to analyze your existing end-to-end program, systems and data to identify trouble spots that prevent you from realizing value. We provide a detailed report with the findings and suggested paths forward.

Root Data Enhancement

Root data is the foundation of your maintenance program. Using our fit-for-purpose build and templating tools, enhanced with AI (e.g.: to read P&IDs and other technical documents and organize the data), we can develop or enhance your Asset Hierarchy and Registry aligned to ISO 14224 and other standards, determine Asset Criticality, identify Critical Spares and develop maintenance Bills of Material (BOMS). We can work with and ensure the M&R metadata is effectively configured in all existing EAMs, CMMS, and APM applications, and can develop using your in-house applications and tools too.

Process Enhancement

We understand the end-to-end maintenance and reliability lifecycle and can help you develop or enhance your processes to ensure they meet your needs and drive value. We help eliminate unneeded or duplicate tasks that cost your business, and ensure that all your bases are covered.

Training and Change Management

When changes occur to the M&R program, they can only be effective if the people implementing and executing them understand the why and how. Many programs are developed well and with good intentions, only to have the program fail immediately, or fizzle over time. Establishing desired outcomes and KPIs early will help ensure the program stakeholders understand its worth and keep it going to plan. Training and getting buy-in from all stakeholders, not just owners, helps ensure the program succeeds.

We consider change management and training an integral part of any implementation by ensuring everyone from program owners to boots on the ground are involved. We ensure required training is developed and rolled out. We can provide reliability training as well, to ensure your people understand the core philosophy of reliability centered maintenance, giving reliability program implementations a much better chance of success.

AI Enablement

Artificial Intelligence is a developing technology that can relieve many manual tasks, and can help make decisions by rapidly collating, organizing, and analyzing data, much faster and more efficiently than humans can. However, this relies on sound root data and well developed processes as a base.

We can help you identify where and what type of AI is the most effective for your needs and can bring to the table the experts, tools and applications needed to implement it.

KPI and Dashboarding Enhancement

Using programs such as SMRP as guidance, we can help you develop fit-for-purpose key performance indicators (KPIs) that align to your organizations key value drivers and business processes, allowing you to effectively look at the things that matter to manage your program. We can help develop the dashboards and mashups that bring together the detailed and summary level data aligned to your KPIs.

Maintenance and Reliability Centric Design

While in Pre-FEED and FEED we can help determine required system elements to run reliably, and help design plant layouts and spacing to ensure maintenance and reliability work can be effectively done after go-live.

Strategic Asset management Plan

We can help you develop a strategic asset management plan, which defines how you will align asset decisions with business goals by outlining asset inventory and condition, lifecycle strategies (acquire, maintain, renew, dispose), risk and performance management, funding and financial planning, and governance to balance cost, risk, and service levels over time.

Equipment Maintenance strategies

Maintenance strategies need to be designed to provide maximum availability with the least amount of maintenance effort. Everything we do is based on JA1011/1012 RCM fundamental philosophy, but not necessarily RCM process which can be over the top and unnecessarily complex and time consuming.

We will suggest and perform full FMEA/FMECA and RCM analyses ONLY IF NECESSARY; we tailor the type of analysis to your maturity and needs. We have a library of equipment templates that have predetermined failure modes and general effects and apply your specific operating context to ensure tasks are Worth Doing and Technically Feasible and on an effective schedule. Starting with templates provides quality equipment maintenance strategies while greatly speeding up the development process and unloading your SME effort to us. We also have a library of basic care actions to maintain your equipment if you have nothing in place now.

Maintenance strategies are only useful if they become planned maintenance tasks in your EAM/CMMS. We are not finished until this important effort is completed, including all required planning information such as task instructions, regulatory considerations, Bills of Materials, permitting.

Planning, Scheduling, and Execution

We can help enable efficient planning, scheduling and execution.

Work plans are bundled efficiently and all the required information is available for execution.

We can help implement a risk-based work scheduling approach to eliminate 'squeeky-wheel-gets-the-grease' scheduling mentality, and ensures constrained and finite resources are effectively deployed to maximize use, while ensuring theat high value work is being performed on time and as needed.

Ensure executable plans reach the hands of the people doing the work, and ensure that the needed information is being recorded against the correct asset to enable reliability analysis.

Computer application selection and setup

We help you understand your end-to-end process flow and the applications you need to enable them and can help you choose the best CMMS/EAM, and APM applications if you don't already have them. We can align your existing systems as well, and help you identify the systems of record and the data elements that belong in a system of record or in a consuming application to eliminate duplicate data and time-consuming double entry.

We can help you configure your systems to ensure the data elements that are required to support your M&R program are effective, efficient, properly configured, fit for purpose, and user friendly.

Reliability Analytics

While implementation of equipment maintenance strategies is valuable to start an effective maintenance program, it is only a starting point. Review of failures and historical data pointing to over- or under-maintenance, and ineffective maintenance is necessary to continually improve the maintenance program, reduce maintenance costs, and improve reliability and availability. Additionally, advanced analytics can help identify failures well before actual failure on the P-F curve, giving you more time to plan a corrective action, or extend the operation of the equipment to as long as possible to meet immediate operational needs. We can help implement your reliability program and help set up the analysis programs that work for your needs.
